- Research and comply with all city ordinances and short-term rental licensing requirements.

- Pay utility bills promptly and notify me of any service interruptions or scheduled outages
Preventative Maintenance (Owner Responsibility)
- Regular battery replacements for smoke/carbon detectors (annually)
- Furnace filter changes
- Seasonal HVAC servicing (AC tune-ups, heating inspections)
- Routine pest/rodent control
- Gutter cleaning and yard maintenance
- Water softener salt management
Cleaning Notes
- If using my cleaners:
- They often perform back-to-back same-day turnovers and focus on essential tasks
- On non-turnover days, one deep cleaning task (rotating) is completed
- Occasional full-property deep cleans must be scheduled separately for optimal upkeep
Seasonal Decor
- A Christmas tree must be set up during the holidays
- My cleaners can coordinate set-up/take-down at $35/hour
- The more festive and inviting the space, the better the guest experience
